Construction of Multi-Tenant Logistics Facility as Part of Asset Turnover Business:Redevelopment of Company-Owned Warehouses Begins in Hiratsuka, Kanagawa

We hereby announce that the Company has begun a redevelopment project for five Company-owned warehouse buildings in Hiratsuka City, Kanagawa Prefecture, and will construct a multi-tenant logistics facility for lease. This project forms part of the asset turnover business the Company will pursue in earnest under its Business Plan [2025–2030].
The existing warehouses have operated in Hiratsuka since 1970 but ceased operations at the end of September 2025. Demolition of the buildings is currently underway. Following demolition, we will construct a new multi-tenant logistics facility with a total floor area approximately 2.8 times that of the former facilities.
Until now, our warehouses have primarily been built for in-house use. However, in this project—our first of its kind in Japan—we will develop a logistics facility as part of our asset turnover business. The facility is scheduled for sale by the fiscal year 2030, which will further accelerate investment recovery and enhance asset efficiency.
In addition, the logistics facilities offer unique value-added services, enabling us to provide integrated logistics functions. For tenant companies seeking such services, we can offer warehousing, transport, distribution processing, and international shipping solutions.
Going forward, we remain committed to maximizing the synergy between our logistics and real estate businesses, aiming to enhance our corporate value.
